We visit every property in our collection regularly, at minimum fortnightly, carrying out a full internal and external inspection on each visit. We open windows to air the property, run all taps and appliances, check all plumbing and drainage is operating correctly, inspect all doors and windows, and document anything that requires attention.
We maintain a detailed record for every property covering every appliance, every service history, and every seasonal and routine check — from the boiler and the Aga to the log burner and the swimming pool. During the winter months we ensure every property is maintained at a safe minimum temperature, protecting pipework and the building fabric against frost damage. For oil-fired properties we monitor tank levels regularly, ensuring supply never runs low and emergency deliveries are never needed. Where required, we run dehumidifiers to manage moisture levels and protect against damp — particularly important in older stone properties during extended periods of vacancy.
We keep a close eye on the building fabric: monitoring the roof, chimney, and flashings to ensure the property remains watertight through every season. Where maintenance is needed, we schedule it before it becomes urgent, coordinating our network of trusted local specialists on your behalf. If you already have a team of people you trust — a gardener, a cleaner, a caretaker — we work with them. Our role is to coordinate and oversee, not to replace relationships you have already built.
Every quarter you receive a personal report covering your home's condition, any work carried out during the period, maintenance scheduled for the coming months, and relevant market context. It is a letter from someone who has been in your home that week.
The stewardship service is charged as a fixed monthly retainer and is entirely independent of whether your home is welcoming guests.

We get to know how each owner likes their home to feel when they arrive. The heating set to the right temperature. The beds made. The fridge and larder stocked with exactly what they want waiting for them — whether that is the basics or a considered arrival shop from Daylesford and other specific brands, fresh flowers, and a bottle of something good.
This matters most for owners who travel internationally or arrive late. Flying back from New York, driving up from London at midnight, landing at Heathrow after a long trip — your home should feel ready and welcoming the moment you open the door. We make sure it always does.
Arrival preparation is arranged in advance and tailored to each visit. Grocery costs are passed through at cost. We take care of everything else.

Before any working relationship begins, we spend time at the property with the owner — understanding how it is used, what it requires, and what looking after it properly means in practice. What temperature do you like the house when you arrive? Where do you keep the spare keys for the outbuildings? Which tradesperson do you trust with the Aga? Is there a particular brand of coffee you want in the cupboard? Would you like one of your cars rotated back from storage before you arrive?
It is this level of detail — built up over time, documented carefully, and applied consistently — that separates genuine stewardship from property management. We are not managing a listing. We are looking after someone's home.

For owners who choose to welcome guests, we handle every aspect of the process personally and selectively.
We photograph and present your home to the standard it deserves. We manage availability and pricing thoughtfully — never discounting to fill dates, always pricing to reflect the quality of what we are offering. We list your home directly through Wold & Co and through Plum Guide, one of the few booking platforms whose editorial standards we trust to represent your home properly.
Every guest enquiry is handled personally and all guests are vetted. The people who stay in your home are chosen for how they will treat it, not simply for their willingness to pay the rate. All guests receive a welcome pack — a personally curated introduction to your home and the Cotswolds, from the best local walks to where to eat on a Tuesday evening.
We coordinate all cleaning and linen between stays, carry out a post-stay inspection after every visit, and manage all communication from first enquiry to departure.
You are kept informed throughout and receive a monthly stays report covering occupancy, revenue, and any relevant detail from the period.
